How it Works

1

Consultation

Call or request a quote and you talk to John, the owner, not a sales rep. Tell him what you want to change and roughly when. You'll get a straight answer on what's realistic and a rough range.

2

Design & Estimate

John walks your basement with you, measures, checks ceiling height, egress and where the plumbing stubs are, and works through layout and finishes. You get a written scope and a line-item estimate, and that's the number we build to.

3

Contract & Permits

Sign the contract and pay the deposit. We file permits, handle HOA and building approvals, and order materials. You get a start date before anyone picks up a tool.

4

Build

Licensed crews handle framing, insulation, electrical, plumbing, drywall, and finish work under one contract. You get daily photo updates, so you can follow along from upstairs or another state.

5

Final Walkthrough

We walk the finished basement together and close out every punch-list item before we call it done. You get a clean site, your warranty, and our number if anything ever comes up.

Why Park City Homeowners Choose Us

Not slogans. The three things our Google reviews mention most.

You work with John, the owner

John scopes your basement, gives you the number, and is on site during the build. No sales rep, and no handoff to a project manager you have never met.

It's rare to have someone who answers their phone, shows up when they say they'll show up and does high quality work that matches their promises.

The estimate is the price

Basements are where scope creeps: egress windows, plumbing in the slab, ceiling height, moisture. We check all of it at the walkthrough, scope every line before you sign, and build to that number.

There were absolutely no surprises—just a beautiful result. They are highly skilled, communicative, and kept everything strictly on schedule and on budget.

Daily photos and a clean site

You get photo updates every day, whether you are upstairs or in another state. Crews seal the stairwell with dust barriers and clean up before they leave, so the rest of the house stays livable.

Were on time, very tidy throughout the work day… Excellent communication throughout the whole process, a rarity in that industry.

Basement Finishing FAQs

Straight answers on cost, timeline, egress, permits and living through the build

Most Park City basement finishes run $60 to $150 or more per square foot depending on finish level. For a typical 800 to 1,200 square foot basement, that means $50,000 to $90,000 for a standard finish, $90,000 to $150,000 with a bathroom and wet bar, and $150,000 to $250,000 or more for a high-end build-out. You get a written line-item estimate before you sign, and that is the number we build to. Our basement finishing cost guide has the full breakdown.

A standard finish takes 6 to 8 weeks, a midrange project with a bathroom 8 to 12 weeks, and a full high-end build-out 12 to 16 weeks, plus permitting time before we start. Basements are a good winter project: the work is indoors, so it can run straight through ski season. You get a start date and a finish date up front, and daily photo updates in between.

Yes, and almost everyone does. The basement is its own level, so we seal the stairwell with a dust barrier, bring tools and materials through the exterior access where there is one, and clean up before we leave every day. Upstairs life carries on. Expect some noise during framing and drywall.

Yes. Building code requires an egress window or door in every legal sleeping room. Cutting an egress window into a foundation typically costs $5,000 to $15,000 including excavation, the window well and finishing. It also brings in natural light that changes how the whole basement feels, so we plan it in from the start.

Typically $20,000 to $40,000 in the Park City area. The biggest variable is plumbing. If your home was built with rough plumbing stubbed into the slab, you are at the low end. If concrete needs to be cut and drainage added, budget toward the high end. We check for stubs at the walkthrough so the estimate is right the first time.

Yes. Finishing a basement needs building, electrical and plumbing permits and their inspections, and we pull and schedule all of them ourselves. We also handle HOA and building approvals where they apply. It all happens in step three of our process, before anyone picks up a tool.

Yes. Many of our clients are second-home and rental owners who never visit during construction. You approve the scope and selections up front, get photo updates every day, and walk the finished basement with John in person or on a video call. For rentals, a finished basement with a bunk room raises sleeping capacity, which is what drives nightly rate.

Our own licensed and insured crews, under one contract with Park City Home Pros. Framing, insulation, electrical, plumbing, drywall, flooring and finish work are all coordinated by John, so you have one number to call and one person accountable for the result.
